Landlords Fees

SCALE OF CHARGES

VAT is payable at the prevailing rate (currently 20%) on all our fees. In accordance with consumer legislation, it is quoted as included in the prices stated below. If the VAT rate changes, the price charged will change accordingly.

An amount payable under a percentage fee will go up or down depending on the agreed rent level. Fixed fees will remain the same regardless of the rent level agreed.

1) Let Only Service

•  85% of one month’s rent payable for each letting where the tenant is introduced through the agent.
• If the monthly rental is £1000, you will pay a fee of £850.00

2) Letting and Rent Collection Service

• 60% of the first months’ rent for tenant find/tenancy set fee payable for each new letting where the tenant is introduced through the agent and then 7.8% (6.5% +VAT) of the collected rent received per month thereafter, deducted by the agent
• If the monthly rental is £1000, you will pay a monthly fee of £78.00 after the initial first month’s cost.

3) Full Management Service

• 60% of the first month’s rent received for the tenant find / tenancy set up fee payable for each new letting where the tenant is introduced through the agent and then 12% (10% +VAT) of the collected rent each month thereafter, deducted by the agent.
• If the monthly rental is £1000, you will pay a monthly fee of £120 after the initial first month’s cost.

If an applicant who is ready, willing and able to enter into a tenancy is introduced during the Agent’s period of instruction, or as a result of their marketing activity, where the applicant is introduced through the Agent and the Landlord withdraws before a tenancy has commenced, the minimum fee that would be payable will be the fee for the Let Only Service, plus other expenses incurred, such as the gas safety check.

In the event of cancellation during a tenancy, the minimum fee payable will be worked out as follows:

1. The let only fee, if no management has been undertaken.
2. The appropriate daily rate of the management fee, subject to the minimum of the Let Only Service fee, if the total paid for management has not already exceeded this amount.
3. In all cases, in addition to the above, any expenses incurred, such as gas safety checks etc.

Additional Charges

Tenant / Guarantor referencing –

All above services include 2 references, any additional £25.00 per Tenant/Guarantor

Tenancy agreement fee –

All above services include the tenancy agreement within the tenancy set up fee – otherwise £150.00

Inventory service –

We use an outside inventory company, and this is charged at cost.

Duplicate rent statements: £12.00 each

Rent review: - Free of charge for managed and rent collection properties       

Market rent review and issue Section 13 notice service        £120.00

Tribunal case paperwork: £120.00

Tribunal attendance fee: £120.00 plus expenses

Safety check arrangement fee

e.g. gas and electrical safety, energy performance.

Managed landlord : Included in the Management fee

Let only and rent collection services: £30.00 arrangement fee plus cost

Holding and registration of the deposit –

Free for managed and rent collection

Let only service** - £72.00

** We will not any involvement in the agreement about the refund of the deposit or any disputes at the end of the tenancy.

Overseas landlord tax payment fee –

Free for managed and rent collection

Professional hourly rate: £72.00 per hour (min charge one hour) Charged by the Agent when required to carry out any additional services

Void period property inspections: £72.00 (per visit)

Major works fee: 10% of works over £1,000

If the works costs £1500, you will pay a fee of £150

Land Registry check: £24.00 (where not provided by the Landlord)

Issue of Section 8 notices –

we use outside solicitor / Eviction companies to prepare notices and will quote at the time of issue

Court attendance fee: £120.00 plus expenses

Attendance with Bailiff appointment: £120.00 plus expenses

Key Cutting: £12.00 plus cost

Statutory Declaration Signature: £24.00 plus cost

Selective Licensing application fee –

our fee to handle the application: £144.00 plus the cost of the licence

Rental / Legal Protection Cover – This is offered by the referencing company we use (Goodlord) and is quoted for each tenancy depending on the rental amount.

Referral Fee Disclosure

You are not under any obligation to use the services of any of the recommended providers, and you might like to check other providers, though should you accept our recommendation, the provider may pay us a referral fee/commission. The Referral Fee is separate from your obligation to pay our own fees or commission.
